🏗️ Is Your Builder RERA Registered? Check This Before You Pay Anything!

You’ve shortlisted a project in Bangalore.

Location feels right. Brochure looks great. Salesperson says possession in 18 months.

You’re ready to pay the booking amount. 😌

Wait. One check first.

Because in Bangalore, not every project being sold is legally allowed to be sold.

🔍 What Is RERA?

RERA makes it mandatory for every builder to register their project with the government before collecting a single rupee from buyers.

A RERA-registered builder is legally bound to:

✔ Deliver on time — or pay you compensation

✔ Build exactly what was promised — no surprise changes

✔ Keep your money in a protected escrow account

No RERA registration? None of these protections exist for you. 🚨

📱 How to Check in 2 Minutes

Go to rera.karnataka.gov.in

Click ‘Services’ → ‘Project Status’

Search the project or builder name.

Status should say “Approved.” ✅

That’s it. Free. No app. No middleman.

👉 Always verify first. Get excited later.

⚠️ Don’t Just Check “Registered”

A project can appear on the portal but show “Lapsed” or “Under Watch.”

Always look specifically for “Approved.”

Anything else — treat it as unregistered. 🔴

🚩 Walk Away If:

Builder refuses to share the RERA number.

Project doesn’t appear on the portal.

Status says anything other than “Approved.”

No dream home is worth losing your life savings. 🙏

📸 One Last Thing

Once you see “Approved” — screenshot it immediately.

If anything changes later, that screenshot is your legal proof.

One screenshot. Could save you lakhs. 💡
